It seems the market is heating up with our gorgeous weather we have been experiencing along the Emerald Coast. The first week in April has been awesome. We are not sure what we are more excited about…the official launch of the HAFA program to streamline short sales or the Real Estate Market numbers for March 2010!
Either way you look at it… our short sales are getting shorter…our pipeline of short sales are getting approved in record time…and the real estate market is heating up for summer. This week we published our monthly market analysis for March 2010…don't miss it…the numbers are looking very encouraging! Spring is officially hear and the market is heating up. Team Baranowski has been working double time to keep up with the demand…but we are not the only ones. The Real Estate Market on Scenic 30-A is up 39% for the first quarter from last year with a large increase in average sales prices…and we still have another week left in the quarter! Spring Break is here and we had awesome weather this weekend just in-time for the Seaside Half Marathon. This week's Real Estate Round Up Newsletter covers the month of February Market Analysis…my favorite time to analyze what is going on in Real Estate. Some crazy numbers are shocking some folks…62% of transactions for combined residential on 30-A was either an REO or Short Sale! Team Baranowski has closed 6 properties in the past 14 days and they were either a short sale or bank owned.

Love is in the air! I am not sure if it is Valentine's Day, the Saints winning the Super Bowl, the Hands Across the Sand event, Mardi Gras, Spring on its way, the Real Estate Market or our awesome customers…but we are feeling the love all around!
The Real Estate Market along 30A and the Emerald Coast is chugging along and we are remaining optimistic about 2010. We still have a long and tenuous road ahead with an expected surge of foreclosures that will have an impact on our local and national real estate market. Buyers continue to snatch up great deals all along the Emerald Coast with our list of buyers growing daily looking for that amazing piece of property in Northwest Florida. As always, we love to hear your feedback and look forward to working with everyone in 2010!

The first week of the month is always my favorite week for newsletters as we are able to look at the Good, the Bad, and the Ugly for Real Estate for the past month and year to date. Fortunately, we have much more Good this month than previous months. All signs are showing that the market is slowing starting to get back on its feet and beginning the long haul for recovery.

"It's sold", "It's under contract", "I will put you on the back up list with the other buyers"…it seems that is all we are saying these days. I should clarify that statement before I get miss-quoted.
We do have a significant amount of real estate inventory to work through, and there will be a large number of foreclosures in 2010…but, the great deals and the premier properties are quickly selling and many buyers are left wondering why they didn't purchase when the price was right. What a year 2009 has been. 2009 was definitely a wild roller coaster ride for everyone. The good news is that things are looking good for 2010 and we hope to help make it awesome for everyone. What a year 2009 has been. I know we are all very enthusiastic to see 2009 end and 2010 begin.
