30A Luxury Homes sales in 2015 set new records as the demand for luxury real estate grew throughout the United States and along the Emerald Coast. The world’s most expensive home the Chateau Louis XIV, located outside of Paris sold for $301 million in 2015 shattering all past records. To make our Top 5 most expensive list on 30A, the selling price needed to be over $6mil dollars. In 2014 only three of the top 5 homes would have made it onto the list. This year newer construction homes in Seagrove and Blue Mountain Beach dominated the list. Of the top 5 on our list only one was built before 2011 and two were essentially new construction homes. Price per square foot for luxury homes on 30A averaged over $1,000/sf for our top gulf front luxury homes. Alys Beach continues to set records in the 30A luxury home market with 33 Sea Foam Alley selling with the highest price per square foot at $1,751/sf. Two of the homes on this year’s list in Alys Beach sold off market before they hit the MLS. The most expensive gulf front lot sold in 2015 was sold in Alys Beach for $6.75mil for 35′ of gulf front or $193,000 per foot! As a comparison, the average price per gulf front foot for vacant lot is approximately $30,000/ft on 30A. 2015 was a spectacular year for luxury home sales on 30A and I hope you enjoy this list. 30A Luxury Sales by the Numbers
To say luxury home sales on 30A in 2015 broke records would be an understatement. Luxury home sales shattered all past records and set a bar very high for 2016. To put things in perspective, only one home on the top 10 list in 2013 would have made this years list! The 1oth most expensive home sold in 2015 at $5.195mil which would have been ranked 2nd in 2013. Sales volume for homes on 30A over $2mil has increased 181% since 2012 with 107 homes sold in 2015 versus 38 in 2012. Number of homes sold over $1mil increased 29% from 2014 to 2015. We can attribute luxury home sales climbing across the country with the improving economy and stock market in 2015. However, with the upcoming election year and crumbling financial market in 2016, it will be interesting to see how it will affect our luxury home market in the short term. New construction luxury homes continue to dominate our market as buyers preferences sway towards the newer construction over older homes that may need extensive renovations.
