Scenic 30A is known for its pristine 16 mile stretch of sugar white sand beaches and it chic luxury communities of Rosemary Beach, Seaside, WaterColor, WaterSound and Alys Beach. This year Seaside, Rosemary Beach, Grayton Beach and WaterColor top our list of most expensive homes sold on Scenic 30A.
2010’s Most Expensive Homes sold list is a close match to 2009’s Most Expensive Homes Sold list with the all of the most expensive transactions occurring in the first half of the year. It is an interesting trend that I have followed for a number of years and it has been consistent year over year. If you have a high end luxury home, the best time to sell is spring break to June. This is when the big checks are being written.
As with 2009 our top most expensive home sold broke through the $7,000,000 range again. Even in our devastated economy high dollar real estate transactions are continuing to occur. Last year’s list was 100% gulf front homes. This year two homes in WaterColor make the list and are not gulf front. Enjoy the list and we look forward to working with you in 2011!
#1 Most Expensive Home Sold on 30A – 2488 Hwy 30A E in Seaside
If you can believe it, this home was a custom spec home and went under contract less than 60 days after it was listed. I remember watching this magnificent home being built and was shocked to see a for sale sign show up the moment the home was completed. This magnificent gulf front home was our Top Luxury Pick in January 2010. This 4 story gulf front custom home is 5,800sf with 6 Bedrooms, 6 Baths and 2 Half Baths. The home was offered at $7,850,000 and sold in June 2010 for $7,250,000.
#2 Most Expensive Home Sold on 30A – 88 Windward in Rosemary Beach
This fabulous gulf front home in Rosemary Beach was our top luxury pick in April 2010. Much like the most expensive home sold this year, this stunning gulf front home was on the market for 46 days before it went under contract and closed in a quick 20 days. 88 Windward Lane in Rosemary Beach is a 4,000sf 5 Bedroom, 5 Bath and 1 Half Bath gulf front home with a carriage house. It was built in 2002 and had 66 feet of gulf frontage in Rosemary. Offered at $4,495,000 this home sold in May 2010 for $3,850,000.
#3 Most Expensive Home Sold on 30A – 243 & 225 Western Lake in WaterColor
We have a tie for our third spot on the most expensive home list for 2010. Who would have thought two completely different homes in WaterColor would sell for the exact same price on the same street. Both of these homes sold for $3,100,000. 225 Western Lake Drive was a brand new home under construction. It was 5,418sf with 6 Bedrooms, 6 Baths and 1 Half bath. It was listed for $3,395,000 and sold for $3,1000,000 in April 2010.
243 Western Lake drive was built to be the “Majestic Cornerstone” in front of WaterColor. Built in 2009 this amazing custom home is 5,426sf with 7 Bedrooms, 7 Full Baths and 1 Half Bath. This home was also listed for $3,395,000 and also sold for $3,100,000. However, this home sold in March of 2010.
#5 Most Expensive Home Sold on 30A – 281 Garfield St in Grayton Beach
This amazing gulf front home in Grayton Beach just missed a 3 way tie for 3rd place by $20,000! This Grayton Beach home is situated on one of the most prime locations in Grayton Beach. At 4,486sf this home was spacious and was a massive 6,600sf with porches and decks. Built in 1994 this Grayton Beach Home has 6 Bedrooms, 6 Baths and 1 Half Bath. Offered at $4,128,000 this home sold for $3,080,000 in March 2010.
