There has been an amazing project that has been on hold since 2007 and it is the Town of Prominence on Scenic 30A. Back in June of 2009 I wrote about the Prominence development striving to get back on track, but the market was continuing into a downward trend and it was not financially feasible for the developers to re-invigorate the development. Fast forward to November of 2012 and Prominence was purchased by DR Horton for $25mil. The project is being developed and marketed by their luxury building group, Emerald Homes. The Emerald Homes group also took over and/or purchased assets in the Highlands Park community and Cypress Breeze Plantation subdivision on 30A. In addition to Audubon Point in Point Washington. All of these developments are very exciting projects for our area.
The first major change to the Town of Prominence on 30A is the removal of the man-made lake that fronted 30A. This was the first phase of construction that started in Prominence. The Town of Prominence has two major parts to the overall development: Residential and Commercial. Prominence will be a significant asset to the 30A community and will add a much needed luxury destination for beach living and entertainment between Camp Creek and Seagrove. Currently the east end of 30Awith Rosemary Beach and Central 30A with Seaside and WaterColor are our two main destinations. Both Rosemary Beach and Seaside have exploded with visitors and Prominence will help offload the heavy traffic.
Prominence will offer it residents a high end luxury Town Center called “the hub”, Pool House and private shuttle service to the beaches of 30A. The entire project will have 577 residences encompassing the north and south side of Scenic 30A.
The Town of Prominence Residential
Located on both the north side and south side of Scenic 30A, the Town of Prominence will have both single family homes, town homes and triplex’s in three phases. Prominence is located between WaterSound Beach Bridges area and the Beaches area. I am most excited about the triplex’s as it’s entry price point is fantastic for 30A while maintaining high end luxury construction on Scenic 30A.
The Town of Prominence Phases Phase 1 – Prominence South 23 Row-style Luxury Townhomes priced from $999,000 to $1,250,000 | 3,800sf – 3,975sf | 3 Stories | 4bed/ 4.5baths 25 Single Family Homes with base prices starting in the $600K price range Phase 2 – Prominence South 25 Single Family Homes on the south side of Scenic 30A Phase 3 – Prominence South 83 Single Family Homes on the south side of Scenic 30A Prominence North | Phases 1-4 135 Triplex Units totaling 405 total units. Price point and reservations starting in the low $300K range The Town of Prominence Triplex units will be two and three bedroom units from 1,182sf to 1,747sf The Town of Prominence – Town Center called “the hub” Prominence Town Center will be the new entertainment destination on 30A. The development and construction are underway via Comer Company and Woodford Capital. The town center is on three acres with approximately 30,000 square feet of commercial and 700 feet of frontage on Scenic 30A south side. The Town of Prominence Pool House Located on the north side of Scenic 30A, the Prominence Pool House will be an upscale resort-style pool with private cabanas, an outdoor dining pavilion, a state of the art fitness center and bathhouses. With 5,000sf of pool area, the Prominence Pool House will be a luxurious amenity that will be appreciated by residents.
